Ever since our company was founded 25 years ago, Stylecraft Builders has focused on the Bryan-College Station area of Texas—and for good reason. Living high with a low cost of living

Location, location, location! That’s the battle cry of the real estate world. A great house in a les then stellar location reduces its value. So it was good news when Kiplinger recognized that Texas cities boast some of the lowest cost of living in the U.S. right now. We know that the location is ideal but now more people are learning that they can live in a desirable area, a beautiful home, and do it affordably.

Half of Kiplinger’s list of the “10 U.S. Cities With the Cheapest Cost of Living” are located in Texas: Brownsville, Fort Hood, Sherman, Waco, and Austin. Interestingly, Austin was also listed as first on the list of  “The Next Big Boom Towns in the U.S.” by Forbes in its July 2011 issue.

“The cities on our least-expensive list all have housing prices well under $250,000; homes in one city average less than $200,000. Overall cost of living in these metro areas falls 15% to 20% below the national average,” the report explained.

The study used U.S. Census data for metropolitan areas and the ACCRA Cost of Living Index, which measures prices for a variety of categories, including consumer goods, housing, transportation, utilities, and health care.

I’ve often talked about the health of the Texas economy and its low unemployment, but the news keeps streaming in to support the fact that Texas offers not only a wonderful, diverse, and healthy lifestyle, but also a truly affordable one.

How to improve your credit score

Credit scores rule your mortgage. And with so many people in debt because of the recession, credit scores are dropping. For those people who want to purchase a new home, it’s wise to stop first and look at your credit report. A credit score of 720 is considered excellent, but if you don’t have a 720, don’t fret. The average credit score in America is 692, which means most of us don’t qualify for the top tier deals.

If you’re shopping for a home, a score of 640 could still qualify you for a mortgage, but you won’t be getting the best deal. A half a point higher in your interest rate could translate to $100 more per month in mortgage payments and $25,000 in total interest—or more, depending on the amount of your loan.

With a few adjustments, you can gain the necessary points to drive up your credit score.

  • Pay on time. Your payment history accounts for 35 percent of your total credit score, so late payments will cost you!
  • Pay down your credit cards to reduce your debt-to-income ratio. For example, reducing a $300 debt to just $10 could save you $2,000 in discount points. The total amount you owe is factored in as 25 percent of your total credit score.
  • Keep your debt to no more than 25 percent of your credit limit. If you have a $4,000 limit on one card, keep the balance to no more than $1,000. If you have a $4,000 limit and $2,000 on one card, you could transfer some or all of it to a card with a much higher limit, as long as the balance doesn’t exceed 25 percent of the total.
  • Don’t apply for new credit cards while trying to boost your score. Every time you do, the inquiry is reported to the credit bureaus. You don’t want to be viewed as someone who is “collecting” credit and might end up with more debt than is manageable.

Check your credit score before you start home shopping. Once a year, you can get a free credit report from AnnualCreditReport.com. Bring that report to talk to a mortgage professional, who can help you determine how much of a mortgage you qualify for, as well as the rates and costs. Interior decorating has evolved into “exterior decorating” when it comes to today’s patio. Advances in building materials and fabrics have created more choices than ever for furnishings that can weather the outdoors. I’ve blogged before about the strong state of the Texas economy but I had to share with you a recent report that popped up in Forbes. The July 11 issue featured an article entitled, “The Next Big Boom Towns in the U.S.” Of the ten cities cited, four are in Texas:

  • Austin, #1
  • San Antonio, #4
  • Houston, #5
  • Dallas, #7

According to the article, “Aided by relatively low housing prices and buoyant economies, these Lone Star cities have become major hubs for jobs and families.” The study reviewed 52 of the largest metropolitan areas in the U.S. and evaluated them according to the past, present, and future vitality. Criteria included job growth, family formation (percentage growth in children ages 5 to 17), growth in educated migration, population growth, and attractiveness to immigrants to settle, make money, and start new business ventures.

Fun things to do in Bryan-College Station, Texas

Even if you’re not into the sports life of Texas A&M, there are lots of ways to have fun in Bryan-College Station, Texas. Here are a few suggestions for enjoying summer in our city:

  1. Summer Movie Clubhouse: Cinemark is offering family movies every week during the summer for just $1 per show. You can also buy a 10-show punch card for only $5. See great hits like “Kung Fu Panda”, “Madagascar 2”, and “Monsters vs. Aliens” for a ridiculously low price!
  2. Splash Pads: On a hot day, there’s nothing like cooling off in a fountain. A Splash Pad makes it even better. Ground nozzles spurt water from below, so there’s no standing water. A water bucket fills up and splashes down on willing participants. Bryan-College Station has three splash pads: in Tanglewood Park, Lincoln Center, and Tiffany Park. It’s cool fun for all ages.
  3. Tanglewood Park: And speaking of parks, Tanglewood Park is a great destination for an outing. With several covered pavilions, three playgrounds, a sand volleyball court, tennis court, barbecue grill, walking trails, and lots of picnic tables—plus the aforementioned Splash Pad—Tanglewood Park is ideal for any gathering.
  4. First Friday: The first Friday of the month is always cause for celebration in Bryan. Downtown Bryan merchants serve up an evening of entertainment—including a movie in the park, live music, art exhibits, crafts demonstrations, and more.
  5. Great dining: No more your taste and budget, you’ll find exactly the eatery to appease your appetite. From ethnic to organic, deli to gourmet, it’s all here. And the newest addition to our menu of restaurants is BJ’s Brewhouse, currently under construction. Big fish, small pond

The Siena community in Bryan, Texas, isn’t just a nice place to live. It also boasts a pretty good fishing hole. Leslie Abbott and her family moved into their Stylecraft Builders’ new home last August. Since then, they have been enjoying the fishing pond, which was stocked with 500 catfish and 200 perch a few months back.

Leslie sent us a photo and told us about her recent catch, a big catfish:

“That was one of the biggest we have caught so far. Threw him back, of course. Next year, he’s dinner! Rick and I have been buying fish food and feed them now and then. We just catch and release at this point, but, on average, in about an hour, we reel in about 15 fish, both perch and cats. My husband is in heaven. Shannon and Ky down the street have been raising baby ducks to set loose in the pond as well.”

Without or without dropping in a line, Siena residents can enjoy strolling around the pond, stopping for a picnic, or merely relaxing beside this lovely spot. Siena also features a community pool and playground for more outdoor enjoyment.
