The time is now for all of the first time homebuyers out there! Why do I proclaim such a candid statement? Well, there are only a limited number of homes that can close in the time that is required by the Federal Government tax credit for first time homebuyers! Limited numbers, really? Yes and the reason are that the other first time homebuyers are already capitalizing on the best deals in town! If you want to be able to pick your choice of some of the best remaining homes, now is the time!
How long does it take to close a loan? It depends! For the most part, lenders need 30 days to close on a loan. Although there are some out there like Stylecraft’s preferred lender, Wallick & Volk, that can get some loans done in 15 days! So how does that affect the home buyer? First, let’s look at our time line. November 30th is the last day to close on a home loan that qualifies for a first time homebuyer. So let’s assume the standard 30 days to close on the loan. That takes us to October 31st to have your home picked out and contract written between the buyer(s) and the builder (seller). With that in mind I am sure you are saying, well today is the 1st of October, so why the rush to pick a home?
Again, the best homes will go first! Inventory is limited and we will have fewer and fewer homes for you to choose if you delay past TODAY in your home search!

Signs of emerging optimism concerning our economy…. NEW YORK – Toyota Motor Corp. will pour $1 billion into a major U.S. marketing campaign in the fourth quarter, as the Japanese automaker bets on a recovery in the ailing auto market here.
The sum is “more than we’ve spent before” in the period, spokesman Irv Miller said. The fourth quarter is typically a strong sales season for automakers, who often launch big end-of-the-year promotions to drum up sales of new model-year vehicles. Toyota rolls out its “Toyotathon” marketing and sales blitz in November.
“We see the economy is starting to strengthen a bit,” Miller said. “We’ve stopped playing defense. It’s time to go on the offense.” (MSNBC News 09/07/09)

Oh sure, we made certain that processes were in place to ensure we were not wasting money and opportunities, but we never put our head in the sand, wishing it would all go away. Ever wondered what the age of College Station homebuyers looks like? Well, here’s the latest data to show Who’s buying, and When.
First of all, you have to throw out the fact that 64% of homes are “renter occupied”. College Station will always have a large student/rental base. But what age groups are buying for themselves and staying? 30.4% are under the age of 35, while 20.4% are between the ages of 35 and 44. The ages between 45 and 54 make up 21.4% of our home-buying population, and 14.4% are between 55 and 64. The remaining percentages are rounded out for folks older than 65.
Here’s the most interesting number, however…70.1% of all those buyers have purchased within the period from 2000-2008, and things don’t seem to be slowing down for Stylecraft. That 8 year period has seen 7 record years. 2009 looks to be the same, and we owe it all to our wonderful homeowners.
Bryan has seen a similar uptick in owner-occupied homes with 46.8% of them being purchased since the year 2000…almost double the preceding 10 year span. The City of Bryan tends to have an older “owner occupied” homebuyer, with only 15.7% under the age of 35, and 25% between 35 and 44, while 53% of all homes are rented.

A decrease in the annual percentage rate of job loss indicates that July 2009 could be a turning point in the state of Texas’ economic downturn… Just another sign that the economy is poised for a rebound. While Texas is reversing the job loss trend, the nation seems to be leveling out. The U.S. economy lost 4.2 percent of its total nonfarm jobs from July 2008 to July 2009, the same rate as from June 2008 to June 2009, indicating a trend toward stabilization of the national economy. INTEREST RATES ON 30-YEAR MORTGAGES HIT 50 YEAR LOW!
According to the National Bureau of Economic Research, the average rate on a 30-year, fixed-rate, FHA-insured mortgage was 5.15 percent in December 1956.That was the last time rates were as low as they are today.In addition the latest data from the National Association of Realtors shows that the benchmark Housing Affordability Index is 61% better than it was in 2006!
