New Home or Resale: Which is the Smarter Investment????

March 6, 2013

When you decide to buy a home—and, incidentally, there are so many reasons to do so now! Do you know what you are getting for your money? Are you focusing on purchasing an existing home because you think you can get a better “deal”?Image

The truth is, the sale price of a resale is often only the beginning. You’ll likely have to invest in repairs—cosmetic or structural. Depending on the age of the house, you might be looking at replacing the roof, flooring, major appliances, furnace, water heater, or other items that last only a finite number of years. What kind of structural repairs are you facing? Do you know the condition of the underlying support system (foundation, beams, etc.)? And how responsible was the previous owner? Did he ignore basic maintenance or perhaps cut corners on repairs?

Once you add up the extra costs associated with bringing a resale up to your standards, you might find yourself regretting that you didn’t opt for a brand new home. Consider these advantages of purchasing a new home:

  1. Picture perfect. You’re not at the mercy of the previous owner’s choices. You can choose everything in advance: location, floor plan, windows, trims, flooring, appliances, light fixtures, window treatments, colors, and even the landscaping.
  2. Move-in condition. You won’t need to spend time or money on changes and repairs after the sale.
  3. Warranties. With a new home, you gain the peace of mind that comes with having everything under warranty: the house itself, as well as the appliances, flooring, and heating and air conditioning systems.
  4. Energy efficiency. Starting from the ground up allows you to incorporate energy efficient systems into your home—rather than attempt a retrofit—so you enjoy continued comfort and savings (including a tax credit for owning an energy efficient home).
  5. Low maintenance. New homes are built with the latest in technology and materials, designed for greater durability and low maintenance.

Forget the myths you’ve heard about purchasing a new home. We’re in a new decade, with new advances, credits, pricing, and more. There has never been a better time to reap the rewards of a new home!

New home versus resale: 5 things to consider before buying

October 24, 2012

Are you struggling with determining whether to buy a new home or go with a resale? The shift in the economy has created a shift in home buying, so there are more advantages now than ever to consider a new home.

  1. Energy efficiency is built in. Rather than retrofitting an existing home to incorporate energy savings—like quadruple-paned windows, heating and cooling systems, and insulation—you build smart, right from the start.
  2. Save on home repair. Moving into a new home means no existing wear and tear. You won’t be looking at replacing your roof or carpeting, painting the exterior, or updating your kitchen or bathrooms.
  3. You’re covered by warranty. Your new home and its contents–including appliances, plumbing, electrical, flooring, and roof—are covered under warranty. Consider the cost of replacing any of these items when calculating the true cost of buying a resale.
  4. Get what you want. Do you want a larger kitchen? Maybe it would be great to have a first-floor owners suite. A buyer of a resale rarely finds the perfect home. Rather than compromising your dream, work with a custom home builder to adapt the floor plan to your desires, and not the other way around.
  5. Reduce your home maintenance. Today’s new homes are built with the busy homeowner in mind. Materials like composite products require minimal care while still looking great.

When you add up all the advantages that come with buying a new home, a resale just can’t compare. If you want more reasons, contact us at Stylecraft Builders.

Stylecraft Builders + USDA Loan = New Home for You

October 10, 2012

If you’re considering buying a new home and a rural area is on your radar, you might be able to take advantage of a USDA mortgage that requires no money down! The USDA is encouraging homeowners to live in rural regions of the country with this 100% financing mortgage program.

In 2009, the USDA closed on $16 billion in rural home loans. These mortgages are not just for farms or farmers. The program is applicable for specific counties and zip codes outside of metropolitan areas, and approval is based on current income, credit history, and the number of dependents you claim on your taxes. You do not need to have served in the military. Click here to see if you qualify for a USDA home loan.

Stylecraft Builders has a few Texas communities that qualify geographically for the USDA home loan:

With the USDA home loan and our $500 Move-In Program, you could move into a brand new home in one of these growing communities with just $500. Imagine the comfort, luxury, and value of living in a new home—not a fixer-upper—with brand new appliances, exceptional details and craftsmanship, and a desirable location. With Stylecraft Builder’s $500 Move-In Program and a no-money-down USDA home loan, you can be living your dream instead of waiting for the day when you have the down payment! Contact us for more details and to learn about immediately available homes and your custom options on new construction.

Before you shop for a new home, get pre-qualified.

August 29, 2012

If you’ve ever gone shopping and been hit with sticker shock, you know what it feels like to desire something out of your financial reach. Don’t let that happen to you when looking for your dream home. Mortgage pre-qualification will help you avoid disappointment and save time by focusing on a new home that meets both your needs and your budget.

Pre-qualification is a quick, easy process that will determine how much of a mortgage you are approved to receive. You can use one of a variety of online loan calculators but these tools really only provide a rough estimate and don’t always take many factors into consideration. And remember that a calculator is no guarantee that a lender will approve the amount. Your actual pre-qualified amount could be higher or lower. Underwriting varies from lender to lender, so talk to a few mortgage lenders to find out what they can offer you. Choosing the lender before you start shopping can expedite the process once you find a home. And pre-qualification makes you a more appealing buyer because the seller knows you can actually get a mortgage—eliminating the “wait and worry” phase on both sides.

Stylecraft Builders works with Wallick and Volk Mortgage Lending and they’ll be happy to get you started. Click here to get a Pre-Qualify Form. And let us know if you have any questions about the home buying process. We’re here to make it an enjoyable experience to find your dream home!

Which is the Smarter Investment? New Home or Resale???

August 15, 2012

The truth is, the sale price of a resale is often only the beginning. You’ll likely have to invest in repairs—cosmetic or structural. Final phase of Cottage Grove in Bryan, Texas is almost Full!!!

June 6, 2012

When we began construction of the first phase of Cottage Grove  in Bryan, Texas, a few years ago, we had a master plan in mind, of course. But, as with any community, it evolves with each new home and the residents who move in. The neighborhood has exceeded our expectations, and has become a warm, welcoming community that blends young and old, singles, couples, and families alike.

We’re about to launch the third and final phase of Cottage Grove, a Stylecraft Builders master planned community. The first two phases sold out quickly, resulting in 55 new homes. Phase 3 has a total of 35 sold homes, with 9 Specs left and only 6 open lots. Starting at $110,000 for a new home with more than 1,000 square feet, Cottage Grove residences are cozy, affordable, and wonderfully situated. The community is close to historic downtown Bryan, as well as schools, parks, shopping, restaurants, and area attractions, including Texas A&M.

Although close to everything, Cottage Grove is a quiet haven, thanks to the site plan and landscaping, which includes plenty of trees and greenbelts. You can enjoy the convenience of easy access without being in the midst of the activity.

The homes in Phase Three represent our Neo Traditional Select Series of homestyles. The designs feature front porches, craftsman columns, stone or brick detail, cemplank siding, shutters, and dormers.

There are still homesites available in Phase Three, and you can customize the details for your new home here. Contact us to learn more about Cottage Grove and the new homes that will be added there in the near future.
